This vision announcement reflects the organization’s evolution through multiple economic cycles. The journey spans from pioneering the first Four Points by Sheraton in Bangkok and developing high-end and luxury condominiums such as LIV@5, LIV@49, LIV@NIMMAN, and CELES Asoke, to regional milestone projects like debuting Canopy by Hilton Bangkok Sukhumvit—the first of its kind in Thailand and Southeast Asia.

Mr. Ishmit Bajaj, Managing Director of LLAN Asset, shared his perspective on market directions and business goals: “Amidst global economic fluctuations, the ultra-luxury real estate market maintains strong demand and high resilience. However, the behaviour of High-Net-Worth Individuals (HNWIs) and Next-Gen Wealth investors has shifted significantly. Buyers are no longer just looking for any CBD locations or expensive materials; they are seeking a ‘Trophy Asset’—a property of pride that delivers on ‘Prime of the Prime’ Location and ‘Emotional & Experiential Value’ and aesthetic living.
Amid global economic uncertainty, buyers are becoming more informed and more selective. Today, High Net Worth Individuals and Next-Generation Wealth investors have access to more information, data and AI tools than ever before. They can compare projects, locations and prices quickly, and make more informed decisions.
For developers, this means a good location or beautiful design alone is no longer enough. A project must make sense as an investment, but it must also create an emotional connection.

A New Name, A New Project: The Same Purpose
Ms. Suki Bajaj, Managing Director of LLAN Asset, elaborated on the rebranding and future plans:
“Our new name draws from the Thai word ‘laan’ — a place where people gather, connect and share experiences. It reflects the same philosophy that has guided us from the beginning: creating meaningful places with intention, purpose and enduring value.
For every project, we start by understanding the location. We look at how people live, where they go, what they enjoy and what gives the neighbourhood its character. From there, we ask how we can create something different, while still respecting what is already there and adding something meaningful to the community.
Canopy by Hilton Bangkok Sukhumvit is a good example of this approach. We selected Canopy because the brand allows each hotel to have its own identity and a genuine connection to its neighbourhood.
For this project, we looked at the stories around Asoke, from Khlong Toei Port and the former Sri Krung cinema to the strong Korean influence of nearby Korean Town. These stories were then brought into the hotel through its materials, artwork, design and experiences.
The same thinking shaped the way we planned the hotel’s spaces. SoolHaus was created as an elevated Korean-led cocktail bar inspired by the neighbourhood, while Luso was designed as an easy, reliable coffee stop for guests who want to take a drink with them while exploring the area, as well as for people who live and work nearby.
We also intentionally created smaller spaces such as the Andalusian Room, Studio 1930 and the Rooftop Lawn, so the hotel could be used not only by travellers, but also by neighbours, individuals and companies in the wider area for meetings, celebrations and gatherings.
For us, good design is not simply about making something beautiful. It is about understanding how people already live and use a neighbourhood, and then creating a product that belongs there, adds something new and gives people more ways to enjoy and share the space.”
Pinning New Landmarks Through Strategic Partnerships
Stepping into its next chapter, LLAN Asset’s Exclusive Development Pipeline will be shaped through a series of strategic partnerships with operators, investors and specialists, bringing together the experience the company has built over many years in Thai real estate.
